What we build
New Builds
Ground-up construction of new family homes. Custom designs or project home builds. Lump-sum fixed-price contracts. Average timeline: 6-12 months.
Renovations
Full-home renovations, kitchen + bathroom makeovers, interior reconfiguration. We price by scope — HIA Renovations Contract or lump sum. Average timeline: 8-16 weeks.
Extensions
Second-storey additions, rear extensions, sunrooms, carports, pergolas. Structural engineering coordinated. Average timeline: 10-14 weeks.
Granny Flats
Self-contained studios (30-40m²) and two-bedroom units (60-75m²). Complying Development or DA pathways. Turnkey from $160k. Average timeline: 12-16 weeks.
Insurance Claims
Storm damage, fire and flood repairs. We work directly with your insurer's assessor, scope to policy, and restore your home to pre-loss condition. Average timeline: 6-12 weeks.
NDIS Modifications
Home modifications for accessibility and independent living: bathroom handrails, ramps, widened doorways, level-access showers. NDIS-registered. Average timeline: 2-6 weeks.
How it works
- Initial call. Tell us what you're planning. We'll ask about your block (if new build), your home's age and construction (if reno), your budget range, and your timing. If we're a fit, we'll book a site visit.
- Site visit + measure. Brad or our estimator visits your property, measures, photographs, checks services (sewer, power, easements for granny flats), and answers your questions face-to-face. No charge for the visit.
- Detailed quote. Within 5-7 business days you'll receive a written quote: scope of works (trade-by-trade), inclusions, exclusions, allowances (if applicable), contract type (lump sum or HIA Renos), and payment schedule. If you've got plans, we quote to them. If you don't, we'll recommend a draftsperson or architect from our network.
- Contract + deposit. You sign the contract (HIA or MBA standard form), pay the deposit (typically 5-10% for renos, 5% for new builds), and we lock in your start date. For jobs over $20k we use a standard NSW building contract; for smaller repairs we use a Scope of Works agreement.
- Build phase. We manage every trade — carpenters, plumbers, electricians, concreters, renderers, painters. You deal with one point of contact (Brad or the site supervisor), not 15 subbies. Progress claims align with contract milestones. We send photos weekly if you're not on-site daily.
- Practical completion + handover. Final walk-through, defects list (if any), trade certificates (electrical, plumbing, waterproofing), Occupation Certificate (if required), warranties, and your final invoice. You pay the balance; we hand over keys and Operation & Maintenance manuals.
