Why a named library?
Most residential builders quote every job as a one-off: you enquire, wait 2–3 weeks for a site visit, wait another week for a vague "approximately $XXk" estimate, then negotiate scope and price for another month. By the time you have a contract, 6–8 weeks have passed and the price has changed twice.
Koori's named library flips that model. Every design is pre-priced, pre-permitted, and pre-scoped — you choose the design that fits your block and budget, we quote site-specific costs (power, sewer, grading) within 48 hours of a site visit, and you sign a fixed-price contract the same week. The design names honour the Traditional Owner groups whose Country we work on: Worimi, Darkinjung, Wonnarua, and Awabakal.

The most complete collection in the library. Four productised granny flat designs, named for Worimi, Darkinjung, Wonnarua, and Awabakal Country. Sizes range from 45m² (1 bed, CDC, 8 weeks, $108k) to 84m² (2 bed / 2 bath, DA required, 13 weeks, $206k). Every design includes slab, frame, full fitout (kitchen, bathroom, flooring, air-con), and certification. Fixed-price contracts — the only variables are site-specific costs (power connection, sewer tap, grading).

First release: The Gringai (single-storey rear extension, 25m² kitchen + living, $95k–$115k depending on existing structure).
New Home Builds
Coming Q4 2026
Productised new home designs for Central Coast, Newcastle, and Hunter land releases. 3-bed / 2-bath starter homes (160m²–180m²) and 4-bed / 2-bath family homes (200m²–240m²). Every design named for Traditional Owner groups, pre-priced, and optimised for standard 12.5m–15m-wide blocks. First release: The Birpai (3 bed / 2 bath / 2 car, 165m², single-storey, $475k–$525k depending on site).
Small Commercial Fitouts
Coming 2027
Productised fitout packages for medical suites, allied health clinics, and community spaces (100m²–300m²). Based on Koori's real project data from Eleanor Duncan AMS, Awabakal Aged Care, and Warlga Ngurra. Pre-priced scope packages for reception, consult rooms, accessible bathrooms, staff areas, and data infrastructure.

How the named library works
1. Choose your design
Browse the library, compare designs, and choose the one that fits your block, budget, and timeline. Every design page shows: floor plan, inclusions list, fixed price, approval pathway (CDC or DA), and build time.
2. Book a site visit
We visit your site within 7 days (Central Coast, Lake Macquarie, Newcastle, Hunter). We measure setbacks, check services (power, sewer, water), photograph the site, and confirm your block is CDC-eligible (or quote DA pathway if needed). Site visit is free, no obligation.
3. Sign a fixed-price contract
We quote site-specific costs (power connection, sewer tap, grading) within 48 hours of the site visit. You get a final all-in price (design + site costs), sign the HIA Residential Building Contract NSW (lump sum), and we start the approval + build process. No variations unless you change the scope.
