How the library works

Each design is a productised granny flat — fixed floor plan, fixed spec, transparent starting price. You pick the design that fits your family, we quote it for your site (some blocks need extra prep, most don't), and we build it. No surprises, no scope creep, no 47-page quote with line items you can't decode.

Every design is named after a First Nations people of the Central Coast, Lake Macquarie, Newcastle, and Hunter region — the Country we build on. It's our way of honouring the land and the cultures that have cared for it for 60,000+ years.

The Darkinjung — 1 bedroom granny flat

Common questions

What's included in the starting price?

Everything to make the granny flat liveable: slab, frame, roof, internal linings, kitchen, bathroom, flooring, doors, windows, electrical, plumbing, painting. What's NOT included: site prep (excavation, retaining, levelling), driveways, fencing, landscaping, DA/CDC fees, and services connection (sewer, power, water from main house or street). We quote all of that separately after a site visit — some blocks need $5k of prep, some need $25k, we can't guess until we see it.

Do I need Council approval?

Most granny flats in NSW qualify for Complying Development (10-day approval, not 3-month DA). To qualify: your block must be zoned residential, over 450m², not flood/bushfire/heritage, and the granny flat must be under 60m² habitable area. The Darkinjung, Biripai, and Awabakal all qualify. The Gringai, Wonnarua, and Worimi are larger, so they usually need a DA unless your block is big and unconstrained. We organise the CDC or DA for you (extra cost, starting at $3,500 for a CDC, $8,000+ for a DA).

How long does a build take?

12 to 16 weeks from slab pour to handover, weather permitting. Add 6 to 10 weeks for CDC approval + site prep if you're starting from scratch. So 18 to 26 weeks total if you call us today with an empty backyard and no approvals yet.

Can I rent it out or use it as an Airbnb?

Yes — granny flats built under the NSW SEPP (Exempt and Complying Development Codes) 2008 can be rented to anyone (not just family). Airbnb/short-term rental is allowed unless your local council has specific short-term rental restrictions (some Lake Mac and Central Coast suburbs do — check with us). Long-term rental is always fine.

Why are they named after First Nations peoples?

Koori Constructions is 100% Aboriginal-owned. Director Brad Robinson is a proud Dunghutti and Wiradjuri man, raised on Darkinjung Country. Every granny flat design is named after a First Nations people of the Central Coast, Lake Macquarie, Newcastle, and Hunter region — the land we build on. It's our way of acknowledging the 60,000+ years of care, culture, and connection to Country that came before us, and honouring the Traditional Owners who are still here. When you choose one of these designs, you're choosing a name with meaning, not a generic model number.

Do you build custom designs too?

Yes — if none of these six designs fit your block or your brief, we can quote a custom granny flat. Expect 10–15% higher cost (custom = more design time, no template efficiencies) and 4–6 weeks longer lead time for plans. But if you need something specific — wheelchair-accessible + 3 bedrooms, or a granny flat with a commercial kitchen for a home bakery, or a 90m² design because your block is huge — we can do it.
