How NDIS funding works with Koori

Participant-managed plans

You engage us directly, we quote the scope, you approve it with your plan manager or Support Coordinator, we invoice your plan manager post-completion. We provide detailed quotes mapped to NDIS Support Catalogue line items (e.g. 03_200922414_0104_1_1 Home Modification — Structural).

Plan-managed pathway

Your plan manager engages us on your behalf, coordinates OT reports and NDIA approvals, manages invoicing. We work directly with established Central Coast and Hunter plan managers including Leap in! and Choice Support Services.

Agency-managed (NDIA-managed)

For agency-managed participants, we provide quotes and scope documentation to your NDIA planner or Local Area Coordinator (LAC). Once approved, we're engaged under the NDIA's Home Modification framework and invoice the NDIA directly post-completion.

SDA provider pathway

For SDA housing providers (e.g. Summer Foundation, Ability Housing, Compass Housing), we quote and deliver under commercial building contracts (AS4000 or AS2124), with SDA Design Standard compliance certification provided to the SDA provider for their NDIS Quality and Safeguards Commission enrollment.

Accessible bathroom — Awabakal Aged Care

Scope: Full bathroom strip-out and rebuild with walk-in shower, ceiling hoist track, grab rails to AS1428.1, slip-resistant vinyl flooring, accessible vanity with roll-under clearance.
Client: Awabakal Aged Care Services (Aboriginal community-controlled aged care, Newcastle)
Outcome: Enables aged Aboriginal community members with mobility challenges to age in place safely. Built to same accessibility standards as NDIS Home Modification Requirements.

Disability-safe refuge modifications — Warlga Ngurra

Scope: Three-phase build for Warlga Ngurra Women's & Children's Refuge, Raymond Terrace. Included secure fencing, accessible entries, emergency egress upgrades, sensory-safe lighting for children with trauma and disability.
Value: $81k ex GST
Outcome: Safe, accessible refuge accommodation for Aboriginal women and children, many of whom have disability or sensory-processing needs related to trauma. Trauma-informed + accessibility-informed design.

How to start your NDIS home modification

  1. Check your NDIS plan. Look for Capital Supports or Core Supports funding allocated to Home Modifications. If you're unsure, your Support Coordinator or plan manager can help you understand what's available.
  2. Get an OT assessment. NDIA requires an Occupational Therapist's Home Modification Recommendations Report for most structural modifications (e.g. bathroom rebuilds, ramps). We can recommend trusted OTs if you need one.
  3. Contact Koori for a quote. Call Brad on 0448 368 354 or email brad@kooriconstructions.com.au. We'll arrange a site visit, review your OT report, and provide a detailed quote mapped to NDIS Support Catalogue line items.
  4. Submit for NDIA approval (if required). For quotes over $20k or complex structural work, your plan manager or Support Coordinator submits the quote + OT report to NDIA for approval. We provide all required documentation.
  5. Build & deliver. Once approved, we schedule the work, deliver to OT specifications, and invoice your plan manager or NDIA post-completion. You get a safe, accessible home that supports your independence.
