SEPP Complying (CDC)
Eligibility:
- Residential zone (R1, R2, R3, RU5)
- Min 450m² lot
- Max 60m² granny flat footprint
- 3m side/rear setbacks maintained
- No flood/bush fire/heritage overlays
Timeline: 6–8 weeks design + CDC lodgement, then 12–16 weeks build
DA Pathway
When required:
- Lot under 450m²
- Granny flat over 60m² footprint
- Heritage conservation area
- Flood planning level applies
- Bush fire prone land (BAL-12.5+)
Timeline: 12–20 weeks council DA, then 12–16 weeks build

9-step granny flat process
- Site Assessment & Quote — We visit your property, confirm SEPP eligibility, provide fixed-price quote within 3 business days.
- Contract & Design Selection — Sign HIA NSW Residential Building Contract. Choose finishes from our standard range.
- Engineering & CDC Application — Structural engineer designs slab/frame. Private certifier lodges CDC application. 20 business days statutory timeline.
- CDC Issued — Certificate received. We schedule site start (usually 2–3 weeks after CDC issue).
- Site Preparation & Slab — Survey peg-out, services location, excavation, formwork, concrete pour. Weeks 1–3 of build.
- Frame & Lockup — Timber or Hebel frame erected, roof on, windows/doors installed. Weeks 4–7.
- First Fix — Plumbing, electrical, insulation, plasterboard. Weeks 8–10.
- Second Fix & Finishes — Kitchen, bathroom, painting, flooring, cabinetry, AC. Weeks 11–14.
- Final Inspection & Handover — Certifier final inspection, Occupation Certificate issued, keys handed over. Week 15–16.
