San Remo Full Exterior Cladding Renovation
Complete facade transformation on Darkinjung Country — asbestos removal, structural repair, modern cladding system, 15-year warranty.
The Challenge
A 1970s weatherboard home on the Central Coast had deteriorating fibre-cement cladding, with asbestos risk assessment confirming bonded asbestos in multiple wall sections. The clients — Lena and Drew — wanted a complete exterior refresh that would eliminate the hazard, improve insulation, reduce maintenance, and modernise the facade while staying within a fixed budget.
Weather damage from 40+ years of coastal exposure had compromised the structural timber framing in three wall sections. The existing cladding system had no cavity or drainage plane, creating moisture-trap conditions behind the boards.
Our Solution
We engaged a licensed asbestos removalist to safely remove and dispose of all identified asbestos-containing materials, then repaired structural timber framing using treated LVL beams and H3-treated pine studs to current Building Code standards.
The new cladding system specified James Hardie Linea weatherboard (230mm reveal) over a full drainage cavity with sarking and flashing at all penetrations. We installed new Colorbond gutters, downpipes, and fascia, then applied Dulux Weathershield low-sheen exterior paint in the clients' specified coastal palette.
All work coordinated with the existing roof structure (no re-roofing required), window flashings upgraded to meet AS4284, and a 15-year James Hardie product warranty registered on handover.
The Outcome
The home now has a modern, low-maintenance facade with significantly improved thermal performance and a product warranty that will outlast the clients' mortgage. Handover occurred on schedule in September 2025 with all warranties, compliance certificates, and photographic build documentation provided.
Lena and Drew have since referred two neighbouring properties for similar exterior renovation scopes.
