That's the same contract the big renovation companies use — it's a locked scope, fixed price, and a payment schedule tied to milestones, not vibes.

Fixed-price contracts

Licensed & insured

NSW Builder Licence 477499C (Unrestricted), public liability insurance, contract works insurance. Every tradesperson on-site is licensed or supervised.

Living-in-place friendly

Most renovations happen while you're still living in the house. We section off work areas, clean up daily, and keep noise and dust to the hours you agreed to.

3-month to 6-month lead time

Typical renovation project from quote to completion: 3-6 months depending on scope. We book 6-8 weeks ahead for site start after contract signing.

What we renovate

Kitchen renovations

Full kitchen strip-out and rebuild — new cabinetry, benchtops (stone, timber, laminate), appliances, plumbing, electrical, tiling, splashbacks, and flooring. We coordinate the cabinet maker, stone fabricator, plumber, electrician, and tiler so you deal with one builder, not five tradespeople.

Typical scope: 3m x 4m kitchen, mid-range finishes, $35,000-$55,000 + GST. High-end stone, integrated appliances, and custom joinery can push this to $70,000-$90,000 + GST.

Timeline: 6-8 weeks from contract signing to practical completion. 2-3 weeks on-site (demo, rough-ins, install, finishing).

Bathroom renovations

Full bathroom strip-out and rebuild — new fixtures (shower, bath, vanity, toilet), tiling (walls and floor), waterproofing, plumbing, electrical, ventilation, and accessibility modifications (grab rails, level-threshold showers, wider doors).

Typical scope: Standard 2m x 2.5m bathroom, mid-range tiles and fixtures, $25,000-$40,000 + GST. Ensuite or powder room: $18,000-$28,000 + GST. Accessibility modifications (NDIS-compliant): add $8,000-$15,000 depending on scope.

Timeline: 4-6 weeks from contract signing to practical completion. 2-3 weeks on-site.

Full-house renovations

Complete internal reconfiguration — knock out walls, open up living areas, new kitchen and bathrooms, new flooring, repaint, new lighting and electrical, replumb, re-roof (if needed), and external cladding or render.

Typical scope: 3-bedroom fibro or brick cottage, full internal renovation (kitchen, bathroom, living, flooring, paint), $120,000-$200,000 + GST depending on finishes and structural changes. Adding a second storey or significant extension: see Extensions.

Timeline: 3-6 months from contract signing to practical completion. You may need to move out for 6-12 weeks during heavy demolition and rough-in work.

Cosmetic renovations

Paint, new flooring (timber, hybrid, tile), new light fixtures, new doors and hardware, kitchen benchtop replacement (no cabinet change), bathroom vanity and mirror upgrade — no structural work, no plumbing relocation, no electrical panel upgrade.

Typical scope: 3-bedroom house, repaint interior, new hybrid flooring in living areas, new benchtop and splashback in kitchen, $30,000-$50,000 + GST.

Timeline: 3-5 weeks from contract signing to practical completion. You can usually stay in the house the whole time.
