Named for the Traditional Owners of the Central Coast
The Darkinjung is named in honour of the Darkinjung people, the Traditional Owners of the Central Coast of NSW. Darkinjung Country extends from the Hawkesbury River in the south to Lake Macquarie in the north, and west to the Wollemi ranges. The Darkinjung people have cared for this Country for tens of thousands of years, and continue to do so today through the Darkinjung Local Aboriginal Land Council and Darkinjung Aboriginal Cultural Heritage.
This design is our smallest and most accessible granny flat — built to exempt development standards so most homeowners on Darkinjung Country (and neighbouring Awabakal, Wonnarua and Worimi Country) can build without council approval. It's named The Darkinjung because it's the entry point for Central Coast and Lake Mac families looking to add a granny flat to care for elders, house adult children, or create rental income — and because Darkinjung Country is where Koori Constructions is based.
Why The Darkinjung is our most popular design
Since we launched our named granny flat library in 2024, The Darkinjung has been our most-quoted design. Three reasons:
- Exempt development = no council approval needed (on most sites). At exactly 60m², The Darkinjung sits at the upper limit of NSW exempt development rules. If your site isn't bushfire prone, heritage listed, or flood affected, and you have 3m setbacks available, you can build The Darkinjung without lodging a CDC or DA. That saves $2,000–$3,500 in certifier fees and 2–4 weeks of approval time. You pay deposit, we design to your site, we get engineering sign-off, and we start construction 2–3 weeks later.
- Two proper bedrooms, not a bedroom + study. A lot of 60m² granny flats scrimp on bedroom size to fit a separate lounge. The Darkinjung does the opposite: we give you two genuine double bedrooms (Bed 1: 3.0m × 3.2m = 9.6m²; Bed 2: 3.0m × 3.0m = 9.0m²), both with built-in robes, both big enough for a queen bed + bedside tables. The trade-off: lounge/dining/kitchen is open-plan (22m²), not separated. Most families prefer this — the living area feels bigger, and the bedrooms are private.
- It's the most affordable turnkey granny flat we build. At 60m² and single-storey, The Darkinjung has the lowest material and labour cost of any of our designs. Turnkey price starts at $165,000 (site-dependent — see Pricing section below), which includes everything: slab, frame, roofing, cladding, windows, doors, kitchen, bathroom, flooring, painting, electrical, plumbing, driveway crossover, stormwater connection, and handover with Occupation Certificate. No hidden costs, no variations (unless you request custom upgrades).
Layout and dimensions
Floor plan overview
Total internal floor area: 60m² (external dimensions approx. 10.0m × 6.0m, excluding eaves and entry porch)
Entry + circulation (5m²)
Front door opens to a 1.2m-wide entry hallway with coat hooks and shoe storage niche. Hallway runs 3.5m to the living area, with bedroom doors off the left side and bathroom door off the right. Hallway is wide enough for wheelchair access (1200mm clear width complies with AS1428.1 if NDIS-required — see Accessible Features below).
Living/dining/kitchen (22m²)
Open-plan living area at the rear of the granny flat. Kitchen runs along the right-hand wall (3.6m of benchtop + appliances), with breakfast bar seating for 2. Dining space for 4-seat table in the centre. Lounge area at the rear wall with glass sliding door to back courtyard/deck (optional deck addition: $4,500 for 12m² treated pine deck with balustrade). Living area has 2.7m ceiling height (raised ceiling option: $3,200 for 3.0m raked ceiling in living area only).

Bedroom 1 (9.6m²)
Master bedroom, 3.0m × 3.2m. Window to front (1.2m wide awning window, double glazed). Built-in robe along one wall (2.4m wide, hanging rail + shelf). Ceiling fan + light. Carpet floor (premium loop pile, choice of 3 colours: light grey, taupe, charcoal). Door is 820mm wide (wheelchair-accessible if required).
Bedroom 2 (9.0m²)
Second bedroom, 3.0m × 3.0m. Window to front (1.2m wide awning window, double glazed). Built-in robe (1.8m wide, hanging rail + shelf). Ceiling fan + light. Carpet floor (same as Bed 1). Door is 820mm wide.
Bathroom (6.5m²)
Combined bathroom/laundry. Hobless shower (900mm × 1200mm, tiled floor-to-ceiling in choice of 4 tile colours: white subway, grey concrete-look, black matte, stone-look beige). Wall-hung vanity (900mm wide, stone top, undermount basin, LED mirror). Wall-hung toilet (Caroma back-to-wall, soft-close seat). Shower screen (10mm semi-frameless glass, pivot door). Heated towel rail (chrome, 5-bar). Exhaust fan. Stacking washer/dryer space with plumbing + electrical rough-in (washer/dryer not included). Vinyl plank flooring (waterproof, grey oak or white oak).
Accessible bathroom upgrade option (+$4,800): If you need NDIS SDA Silver or Livable Housing Australia Gold compliance, we can upgrade the bathroom to: (a) 1500mm × 1500mm hobless shower with grab rails + hob-free threshold, (b) ambulant toilet with grab rails, (c) roll-under vanity basin, (d) slip-resistant floor tiles R11 rating. This also triggers corridor widening to 1540mm in the hallway. Total cost for accessible upgrade package: $4,800 (NDIS may fund this if participant has SDA funding — we provide itemised quote for OT report).
Storage
Linen cupboard in hallway (600mm wide, 4 shelves). Built-in robes in both bedrooms. Under-stair void not applicable (single storey). External garden shed not included (we can add a 3m × 3m Colorbond garden shed for $3,200 if required).

Pricing
The Darkinjung — base price from $165,000 turnkey
What turnkey means: You pay $165,000 (site-dependent — see below), we build the granny flat per the floor plan + inclusions above, and hand you the keys + Occupation Certificate. You move in or rent it out the same day. No hidden costs, no variations unless you request changes.
Site-dependent variables (4 things that change the $165,000 base price):
- Soil classification. Base price assumes Class H1 or H2 (sand, gravel, low-reactivity clay). If your soil tests Class M (medium-reactivity clay) or Class E (highly reactive clay), we re-engineer the slab with deeper footings + more steel. Cost: $0 (Class H1/H2), +$4,500 (Class M), +$8,500 (Class E). We soil-test during site assessment (included, no cost to you).
- Sewer + water distance. Base price includes up to 15m of new sewer line + 15m of water line from granny flat to existing connection point. If your granny flat is further than 15m from the house sewer junction or street main, we charge $120/m for sewer and $85/m for water beyond 15m. Example: granny flat is 25m from sewer junction = 10m extra = $1,200 additional cost.
- Stormwater disposal. Most Central Coast, Lake Mac, Maitland councils require on-site detention (OSD) for granny flats. Base price includes 3,000L underground OSD tank + pipework. If your council requires larger OSD (5,000L+) or if your site has no street stormwater pit (rural blocks), we charge $1,800–$3,500 extra depending on tank size + pipework length.
- Access constraints. Base price assumes normal driveway access for concrete truck, crane (roof trusses), and material deliveries. If your site has difficult access (e.g. rear of block with no vehicle access, or steep driveway crane can't traverse), we may need crane upgrade (larger crane from street) or hand-bombing materials. Cost: $0 (normal access), +$3,200–$6,500 (difficult access, quoted after site inspection).
How we quote your site: Book a free site assessment. We visit your property, measure setbacks, check existing services (sewer, water, power), photograph the site, and soil-test (hand auger, 3 test holes). Within 48 hours you receive a written quote with the exact turnkey price for your site. Quote is valid for 30 days. If you accept, you pay 5% deposit ($8,250 on a $165,000 job) and we start design.

Why choose The Darkinjung over a bigger design?
The Darkinjung is our smallest granny flat, but it's the right choice for many clients. Consider The Darkinjung if:
- You want exempt development (no council approval). At 60m², The Darkinjung is the largest granny flat you can build under exempt development rules. Anything bigger (61m²+) triggers CDC pathway, which adds $2,000–$3,500 in certifier fees and 2–4 weeks timeline. If your site qualifies for exempt, The Darkinjung saves you money + time.
- You're building for ageing parents or adult children (not rental income). Two bedrooms is enough for most family situations. The Darkinjung gives your parents/adult child a private, self-contained home with dignity, without the cost of a 3-bedroom design.
- Your block has tight setback constraints. The Darkinjung's 10m × 6m footprint (plus 3m setbacks = 16m × 12m total site area required) fits on most residential blocks in Central Coast / Lake Mac / Newcastle suburbs. Bigger designs like The Wonnarua (78m², two-storey) need deeper setbacks + more site area.
- You're budget-conscious. $165,000 turnkey is the most affordable granny flat we build. If you're financing with equity release or using savings, The Darkinjung keeps the loan/outlay low while still delivering a quality, permanent dwelling.
- You want to test the rental market before committing to a bigger build. Payment schedule
We use a milestone-based payment schedule (5 progress payments + final payment). This protects you — you only pay for work completed and inspected.
